Los Pueblos at Las Campanas

We were retained to update four residential models, arranged in a compound platted to ¼ acre lots, within a development of larger home-sites. An initial attempt had not been successful, and the developer became convinced that covenants created for the balance of the project were inappropriate. We rewrote regulations to nurture a sense of neighborhood. New sidewalks turned the compound’s higher density to advantage. Designs were configured to front and surround inner courts from a variety of aspects. We transcended ‘cookie cutter’ sameness and sales improved. The project received the 2002 Merit Award for Urban Design, from the Santa Fe Chapter of the American Institute of Architects.
